You should note, there are several beaches and campgrounds within the area of this map. I have only shown the nearest one. Of special note, Rough River Resort is home to the State Lodge with fine enough eating to bring several planes flying in on weekends just to eat there! It is truly a beautiful resort.
Of special note, THESE LOTS ARE NOT PART OF A PLANNED COMMUNITY that usually have Home Owner Association fees. So much of the land you see on eBay are these so called "planned communities" that charge anywhere from hundreds of dollars on up each year just to own the property. Not these lots. These lots are just in a normal, residential, lake area subdivision. You pay only your regular taxes to own these lots. My current annual tax for the house and the DOUBLE lot combined is under $1000 per year. THAT IS ALL YOU PAY. No P.O.A, H.O.A, S.I.D, or any other kind of hidden fees to own the lots. Investors, you know lakefront properties and properties near large lakes have all but dried up. At larger lakes such as Kentucky Lake and Lake Barkley, the prices have gotten so inflated that getting in now means buying at the high end. This would be an incredible asset to slip into your portfolio for a few years. To that end, it's great knowing you don't have any additional fees to pay on top of these very affordable taxes.
There are many activities near to this great location. Above is a map showing some of them. There is the State Resort with it's many assets, the historic Falls of Rough Area, the 18 hole putt-putt course, the nine hole par 3 at the Lake and the 18 hole Layfette Golf Course. Also, there's Camping, the Lodge, airstrip, and of course the clean Lake area itself.
You can see from the above photo and the area map above just how close these lots are to the marina and how close they are to the lake. Just a perfect location if you don't want to spend the hundreds of thousands to millions it takes to actually have one of the lakefront homes. Most builders are asking in the $90 to $100 per square foot range for a new home. A ready built home is a great way to get more space for less bucks. Not to mention that they often contain better quality building materials. This area has not been greatly affected by the recent down turn in the real estate market as lake area properties do not tend to fluctuate in the same way other properties do. The Rough River Area is a golf lover's dream. There are several courses in Breckinridge County and they are open to the public a majority of the time. There is also a beautiful 9 hole executive style course at Rough River State Resort Park within walking distance of the property. Layfette is rated 5th in the top 18 courses in KY. Lafayette has Bermuda tees and fairways, leading to medium and large bent grass greens, where you will find moderate undulation and tiers. All forms of hazards can be found. Ponds, creeks and sand. The course has many features and from the back tees it can be QUITE challenging. Many holes are cut through mature wooded areas with rolling terrain. Lafayette is quite beautiful and difficult. Rough River Lake is over 5,000 acres with wooded hills, located in Grayson, Breckinridge and Hardin counties. Rough River Lake was authorized by flood control act of 1938, construction was initiated in November 1955 and the project became operational in June 1961.
Benjamin Sebastian, A Revolutionary War solider built a water - powered grist mill and sawmill at Falls of Rough in 1813. Mr. Sebastian was a prominent political figure serving as a judge on the first Kentucky Supreme Court from 1772 to 1806. In 1829 Sebastian sold the property to Willis Green, who served two terms in Congress. Today the Green farm is known as LaFayette Golf Resort, the Falls at the farm is where the name "Falls of Rough" came from.

In addition, Rough River is close enough that you can easily commute from the lake to any of the three major cities that surround it (Louisville, Bowling Green and Owensboro). The nearby smaller cities of Leitchfield, Hardinsburg and Elizabethtown each have many of the accomdations that their larger cousins share. We have both worked in Owensboro over ten years. There are very good hospitals in each city covering many specilizations as well. Each has great restaurants including my favorite, Montana Grill, which specializes in great food and good old fashion, service with a smile. Speaking of which, Family Pizza is locally owned and quite simply, have the best pizza there is, and they deliver. Yummmmm. Bet you didn't think you would find that in West Kentucky! I could go on and on about events like the Kentucky Derby at Churchill Downs, the International Bar-B-Q Festival in Owensboro or the Corvette Museum in Bowling Green AND all the events in the smaller towns but it would make this a very long website indeed. Simply put, this is an area you really need to consider if you are looking to simply enjoy life like it "used to be" while having all of the conveniences of modern living.
